June 2017: Detached, City of Toronto

Summary:

  • Sales down 43%, listings up 91% YoY
  • City of Toronto detached home prices have been rising YoY in excess of 20% since mid-2016 until April 2017 when price growth slowed to the 10-15% range
  • The Ontario Fair Housing Plan, announced on April 20, has caused a large spike in supply, sending May and June active listings up to┬álevels not seen since 2012/2013
  • This rapid increase in supply resulted in MoM price declines of approximately 3-8%
